* Note: On VA and FHA loans there are non-allowable charges to the Buyer that the Seller must pay.


The Right Agent Makes All the Difference:

          1. Experience Counts

                    A. Your Agent should have at least 10 years experience

                    B. That experience should be in the local area.

                    C. Your agent has access to all MLS listings and will make

                         Arrangements to show those properties you have chosen.

                    D. You should have a letter from a lender indicating you are

                         Qualified to purchase. 

 

Writing the Contract

          1. Be prepared to spend a couple of hours.

          2. Ask Questions, especially if you do not understand the contract.

          3. An Earnest Money deposit will be required

          4. You will need to select the Title Company of your choice

          5. Determine the escrow period. (The date you will move in)

 

The Seller accepts - Escrow

          1. Your Earnest money will be deposited into the Title Company

          2. All documents required for your loan should be in your Lenders hands.

          3. A preliminary Investigation of the recorded Documents by the Title Co.

          4. The inspections will be completed (Time periods apply here)

          5. Your agent will arrange for you to be present and she will be present.

          6. Repairs, if any to be negotiated and completed

          7. Appraisal ordered

          8. Your agent will make appointments to get you back into the house to measure or just refresh your memory.

          9. Obtain Fire Insurance/HomeOwners

          10. Final Walk Thru at your New Home.

          11. Make arrangements for all utilities to be transferred to your name.

 

Closing

          1. Appointment made to sign all documents at your Title Company

          2. You will need a Cashiers Check or Money Order for balance of funds.

               (Down payment, plus closing costs less your Earnest Deposit)

          3. Bring your Drivers license

          4. Determine how you will be holding Title.

 

Recording

          1. Congratulations - You are now the Owner of a great New Home.

          2. Your Agent will deliver keys, garage door openers and any information to
